A visual inspection means we observe, photograph, and document everything we can see — without operating or testing systems. We check for leaks, damage, mold, security issues, and more using our eyes and a moisture meter. If something requires a licensed professional, we coordinate that separately.
No — and that's intentional. We are not licensed contractors, electricians, or HVAC technicians. We observe and report. If something needs a professional, we coordinate the right licensed person on your behalf and keep you informed throughout.
Before your first visit, we walk the property with you in person or by video. We learn your home's systems, note anything that needs special attention, and review the checklist together. If something specific to your property isn't on our standard list, we work with you to add it.
After every visit you receive a GPS-stamped, time-dated report with timestamped photos documenting every item on your checklist. If something needs attention, it's clearly flagged with photos and a recommended next step. Reports are delivered promptly after each visit.
